      金融发展理论是研究如何建立有效的金融机构体系和金融政策组合来最大限度地促进经济增长的理论。结合20世纪70年代以来发展起来的以金融抑制、金融深化和金融约束理论为代表的金融发展理论和我国房地产金融体系的现状,可以发现我国现存的房地产金融体系存在着由金融抑制造成的体系不完备,单一银行体系支撑着中国整个房地产金融的问题。为此,我国应采取深化金融产权制度改革、完善金融监管以及培育和完善房地产金融品种和体系等举措促进我国房地产金融体系的完善。
英文摘要:
      The theory of financial development is the theory on how to establish an effective system which involves financial institutions and financial policy to maximize the economic growth.According to the financial development theory which has been typical of financial restraint,financial deepening and financial constraint since 1970s,together with the present situation of China's real estate financial system,it can be seen that China's existing real estate financial system has a problem caused by financial restraint:an immature system with the whole real estate finance supported by a single banking system.Accordingly,some measures should be taken to promote the improvement of China's real estate financial system,such as deepening the reform in financial system on property rights,improving the financial supervision,cultivating and improving the real estate financial products and system,etc.
