| 摘 要： | 不动产物权登记制度是物权法中一项基本性的制度。本文在对物权登记必要性进行分析的基础上得出了“登记天然非不动产物权公示方法，但不动产物权公示方法天然为登记”的结论。并且在揭示了登记行为的本质为行政行为基础上，归纳出物权合意是物权行为的成立要件，登记行为是物权行为的生效要件的观点，并基于此进一步分析了物权合意和登记行为各自是否有效成立情况下，不动产物权变动的各种情况。
