中国土地市场化水平及其影响因素研究——基于2006-2011年全国31个省(市)面板数据的证据

摘    要:通过完善土地市场化水平测算方法,测算中国土地市场化水平,并找出影响中国土地市场化水平的因素。运用测算出的2006-2011年中国31个省(市)土地市场化水平数据,建立影响中国土地市场化水平的多元线性回归模型,并利用固定效应模型进行估计。研究结果表明:地方财政收支比、农村家庭经营性收入占总收入比、人均土地面积3个变量对全国土地市场化水平影响显著,其他变量对土地市场化水平影响不显著。影响中国土地市场化水平的因素具有明显的时间效应,但是没有明显的地区效应。通过提高城镇居民收入,优化农村产业结构,推进农地非农化土地市场改革,促进农村集体经营性建设用地市场发育,形成中国城乡一体化的土地市场,将有利于进一步提高中国土地市场化水平。

Abstract:The purposes of this paper is to improve the method of estimating the marketing level of land, and access the marketing level of land during the period from 2006 to 2011 in China's 31 provinces(cities),in order to explore the influential factors of our land market. The employed method is a multiple linear regression model of land marketing level accessed by the fixed effect model. The results show that: the financial revenue and expenditure ratio, the ratio of income of rural household in the total income, and the per capita land area are the three significant variables on national land market level. Other variables on the land market level are not significant. Factors affecting the level of China's land market have obvious temporal effect, but no obvious effect of area. Improving the income of urban residents, optimizing the industrial structure in rural areas, promoting land conversion in land market reform, accelerating rural collective construction land market operation and development, and forming urban-rural integration of China's land market can improve the level of China's land marketing level.
