房屋拆迁补偿价格评估方法的研究

摘    要:
我国在 2 0 0 1年颁布了新的《城市房屋拆迁管理条例》,新条例规定房屋拆迁补偿金额以房地产市场价格评估确定。在对新条例和原条例对价格评估方法规定比较分析的基础上 ,作者结合房地产评估价格形成的过程分析了房屋拆迁补偿价格评估的特殊性和含义 ,认为以房地产市场评估价格确定的房屋拆迁补偿价格并不等同于一般意义上的房地产交易价格。作为建立评估方法的基础 ,本文讨论了房屋拆迁补偿价格评估的原则 ,最后提出了新条例下房屋拆迁补偿价格评估的方法和步骤

Abstract:
Based on the issued in 2001,compensation for removal should be determined by real estate marketing. In this paper, a comparative analysis of regulations regarding compensation appraisal in the new regulations vs in the old regulations issued in 1991 is carried out firstly., then, the characteristics of compensation appraisal for urban housing removal are discussed by connecting the formation of appraisal value and principles on the above appraisal are discussed, too. Lastly, an approach is given regarding the new regulations.
