| 摘 要： | 商品房预售制度是我国房地产市场的一项重要制度。本文分析了商品房预售制度在我国的发展及其在实施过程中存在的一些问题,并就取消商品房预售制度的利弊进行了分析。在此基础上认为,目前我国还不具备取消商品房预售制度的条件,在当前实施过程中出现的种种问题,主要在于监管的缺位。因此,应该加强对该制度实施过程的监管。

| Abstract: | Condominium pre-sale policy is a very important regulation of the real estate market in our country.The paper presents an analysis of existing problem in implementing this policy,and also assesses pros and cons of abolishment of this policy.Based on above analysis and assessment,the paper points out that right now it is not appropriate to abolish house pre-sale policy.The main problem in the implementation is supervision. |
