| 摘 要： | 2005年以来,海外基金进入京城房地产市场加速,从商业地产收购到房地产项目开发,海外基金在京城房地产市场频频出手,掀起了投资热潮。通过分析海外基金投资京城房地产市场特点及最新动态,预计在未来几年里海外基金会逐步加大投资的步伐。从事涉外和投资促进工作人员如果能主动地把握海外基金流动的脉搏和趋势,有针对性地开展投资促进和招商引资工作,有利于更好地促进和提升北京市引进外资的数量和质量。

| Abstract: | Since 2005, overseas funds have accelerated the pace entering the Beijing real estate market. These funds have frequently been invested in commercial real estate acquisition, development project of real estate, etc., setting off an upsurge of investment in Beijing real estate market. The investment characteristics and the latest trends of overseas funds in Beijing real estate market are analyzed in this paper. It is forecasted that these funds will gradually speed up the investment in the next few years. In case the working staff involved in foreign affair and investment promotion can grasp initiatively the pulse and trend of overseas fund flows to develop targeted investment promotion and fund introduction, it will be favorable for the further boost and improvement in both quantity and quality of foreign funds in Beijing. |
