摘    要:本文根据西方经济学的外部经济理论,研究土地理论收益价格和外部价格的构成、外部地价的内涵以及解决原则与具体措施,从而提出了有利于土地资源的合理配置和深化我国土地产权制度改革的外部地价论,以解释土地市场失灵的原因并为解决外部地价所带来的问题提供理论依据。

Abstract:The main achievement of the paper is the theory of external land value. The theory of external economics in the Westem Economics is the fundation of this theory. This paper researches into the constitution of the theoretical income value and the external land value, the connotation of external prices and the principle of solving the problem. The theory of external land value is beneficial to rationally distributing the resources, deepening the reform on the system of land property right in China. This theory also explains the cause of market failures and provides a theoretical basis for solving the problem caused by external land value. It further makes valuable exploration for improving the accounting system of national economy and the sustainable dvelopment of forestry.
