| 摘 要： | 北海市房地产业存在房地产炒作、建设项目小、资金周转不灵、市场有效需求不足、商品房积压问题严重、产权关系不清晰等主要问题。至此 ,盘活北海市房地产业应采取如下主要对策 :用发展的方式解决存在的问题、以扩大市场有效需求为重点实现商品房市场的供需动态平衡、从源头把关建立有序的土地供应机制、在流动中重组和优化配置空置房、完善小区配套设施和物业管理等。

| Abstract: | The exist problems in Beihai real estate, involvs false boom of real estate, small-scale building projects, ineffective capital turnover, short age of available market requirement, huge overstock of commercial housing and no clear division in property right relationship. Thus, in order to inventory Beihai real estate, main countermeasures are adopted as following:resolving present problems by developing manner, achieving dynamic balance between supply and demand of commercial housing market by enlarging available market requirement, and setting up an orderly land supply and demand mechanism via making checks from the source, rectification in flowage and optimizing empty-house, perfect auxiliary establishment of residing section and building industry management and enhancing agency business of house circulation. |
