| 摘 要： | 本文着重讨论了中国农地产权的性质.正是农地产权的集体性质、地方政府的政策偏好、人-地比例关系、农地交易的商业化程度等诸因素决定了农地租约的不同形态.并比较了"马克思-恩格斯范式"与"杜润生-林教夫命题"所展现出来的制度变迁的历史趋势.与中国的工业化和城市化的路径相吻合,联合产权的租约形式或者合作经济是应当而且必然被选择的.

| Abstract: | This paper focuses on the nature of Chinese property right of agricultural land. It is such factors as the collective property rights of agricultural land in nature, the policy preference of local governments, the ratio of farmers to agricultural land and the extent of the commercialization in the land trade that determine the different forms of rental contracts of agricultural land. This paper compares the historical trends embraced both in the "Marx-Engels Paradigm" and in "Du Runsheng-Lin Yifu Assertion". The paper argues that cooperative economy must be selected in accordanc with Chinese urbanization and industrialization. |
