摘 要: | 20世纪20年代末30年代初上海城市地价出现大幅度的上涨,远远超过工人阶层工资的增长幅度。工人阶层为了应付高额的地价以及随之而高的房租,一方面不得不压缩自己在其他领域的消费,导致工人的实际购买能力低下;另一方面则压缩自己的居住空间,导致生活质量不断下降。而这些反过来又影响了房地产市场的正常发展,房屋空置率提高,社会减租运动风起云涌,最终导致整个社会不满和敌对情绪高涨,不利于整个社会的和谐和稳定发展。

Historical View of the Fluctuation of Shanghai Urban Landprice and the Worker's Living Standard |

Abstract: | The Shanghai urban landprice highly rise at the end of 1920s' and early 1930s',exceeding the improvement of worker's wage.In order to deal with high landprice and rent,Shanghai workers had to reduce consumption in food,clothes and so on,which debased the pruchasing power.At the same time,the workers also tried to decrease the living apace,resultiong in the decline living standard.All those action brought many disadvantages to the development of Land Market and society,the rate of vacation rising,the procession for expensive rent emergence.Finally it caused the dissatisfaction of the whole citizen and confrontation which damned the harmony and the steady development of the society. |
