北京市城镇居民购房需求综合指数编制研究

 为了解当前经济环境中，北京市城镇居民的住房情况、购房意愿、还贷压力以及对房价的判断和预期，我们设计了北京市城镇居民购房需求调查问卷，该项调查可以作为房地产市场中需求方信息的补充。根据问卷调查结果我们编制了北京市居民购房需求指数，进而构造了北京市居民购房需求先行合成指数，该指数领先新建商品住房价格指数2个季度。

Research on Leading Composite Index of Housing Purchase

In order to understand the housing situation of Beijing residents in the current economic and financial environment, the willingness of buyers, the repayment pressure and house prices judgments and expectations, we have designed a survey in more than one thousand urban residents in Beijing. According to the survey results, we compile 8 housing purchase indexes of Beijing residents, and construct a composite index which leads the Beijing new housing price index 2 quarters.
