论我国居民住房价格与通货膨胀的关系

当前我国面临很大的通货膨胀压力,造成通货膨胀的原因虽然是复杂的,但居民住房价格的不断上涨不能不说是其重要因素。居民住房价格与居民消费价格指数（CPI）关系密切。居民住房价格的不断上涨,不仅直接推动了劳动力要素价格即工资的上涨,而且也带动了土地生产要素价格即地租的上涨,地租上涨又引起地租资本化后的土地价格上涨,同时还带动资本利润率上涨。居民住房价格的不断上涨不仅与当前我国的经济结构有关,更与世界经济大环境有关。总之,居民住房价格的不断上涨,推动了整个社会物价水平的不断上升,加剧了我国通货膨胀的形成,在经济社会的发展中扮演了很不光彩的角色。居民住房价格的不断上涨,其危害是巨大的,不仅直接威胁到我国的金融安全与经济稳定,而且对我国和平崛起战略的实施也是一种阻碍。

On the relation between housing prices and the inflation in China

At present,we face the great presure of the inflation. The rising of husing prices is the main factor which causes the inflation. Housing price is closely relected to the consumer price index. The rising housing price directly affects wages and indirectly affects rent of land. The rising of land rent attects both land price and capital profits. The rising of housing price is a threat to financial safty and economic stability.
