中国房地产市场发展非均衡与商品房价格因素分析

摘    要:本文从分析我国房地产市场的供求失衡出发,将我国房价构成要素进行分解,对我国房地产市场的非均衡与商品房价格偏高的原因进行了理论分析。结果发现:土地成本、税费、超额利润和过高的管理费用(主要指高管薪酬)是推动住房价格走高,造成房地产市场非均衡的主要因素。只有对以上四个方面的因素进行控制,才能降低并稳定房价。
