高位房价的理性分析

摘    要:通过对房地产政策研究、房地产市场的调研,对房地产开发商的期盼、舆论导向、居民资金投资行为的分析,阐明了目前高位房价的来源;参照国际惯例、居民经济收入状况,分析了房地产市场的承载力;从经济发展规律、政府政策指导研讨,剖析市场饱和度、居民购房能力,展望未来房产价格将稳中趋降。

Abstract:This paper elucidates the origin of present high-cost real estate by researching the policies on real estate,surveying the market of real estate,analyzing the expectation of the developer,the consensus orientation and the investment activity of inhabitants,and analyses the loading capacity of the real estate market by referring to international consuetude and inhabitant's income.The paper expects that the price of real estate will decrease steadily on account of the rule of economic development,government policies,market saturation and inhabitant's capacity of purchase.
