摘    要:房价收入比的大小是影响房地产价格的关键,也是房地产是否出现拐点的判断依据。郑州市的数据分析显示,其商品房价格及房地产行业呈健康发展趋势,居民能够承受目前的住房压力,房地产行业与我国经济发展相适应。价格保持相对稳定是房地产业安全运行的关键,我国应该出台更具体的政策保持其健康发展。

Abstract:The paper presents the status quo of China' s real estate and the existing problems in a bid to build a theoretical model of housing prices revenue through an empirical case study of Zhengzhou. The result shows that the ratio of price and earnings is a key impact on real estate prices, which decides whether there is real estate inflection point. The specific data shows that the current housing price grows healthily in Zhengzhou, the development of the real estate industry is sound, residents there can withstand the current pressure on housing, the real estate industry keeps abreast of China' s economic development. Therefore, the paper believes that a stable real estate price is the key to the safe operation of real estate industry and more specific policies should be introduced to maintain the healthy development of real estate.
