摘    要:通过对美国、日本及德国房地产市场运行规律及运行特征的分析,对国外房地产运行阶段进行了科学划分,利用类比分析方法和模型,建立了市场运行指标体系,寻求与现行中国房地产市场相似的阶段,研究结果表明,我国目前房地产市场运行情况与20世纪60—80年代的日本极为相似,都存在房地产市场过热的迹象。

Abstract: This paper divides the real estate market into several stages, and analyzes the rule and characteristic of the real estate market in the United States, Japan and Germany. We establish index system of the real estate market by using the analogy analysis method and the model to look for the stage that is similar to the present stage of Chinese real estate market. It is indicated that the present stage of the real estate market in China is extremely similar to that from 1960s to 1980s in Japan and Germany. They are both overheating in the real estate market from 1960s to 1980s.
