我国房地产波动特征的实证分析

摘    要:改革开放以来,我国房地产市场的发展宏观上具有波动强、城乡差别大、地区差异显著、总量非均衡与结构非均衡同时并存、受土地政策影响大等特点;微观上具有周期长度不规则、振幅巨大、产品结构差异大、投资性高利润等特征。规范我国房地产的发展,应根据房地产发展的特点,制度适宜的对策。

Abstract:Since the reform and opening up to the outside world,China's real estate market is developing on the macroscopic level with strong fluctuation,big contrast between town and city,the total amount and structures of non-equilibrium coexisted,and with great influence of land policy.On the microscopic level,it has an irregular cycle with tremendous amplitude,much difference in the products,and investment features of high profits.To standardize the development of China's real estate should be based on its features and formulate appropriate policies.
