摘    要:研究中国当前商品房价格波动必须以一定的理论分析为支撑,其中必须充分考虑商品房供求规律。政府所制定的政策、法律和法规也应符合商品房供求规律的要求。主要结论包括:第一,不论商品房供求是处于平衡点或是处在相对均衡域内或域外的任何位置,这种状态都不会停滞,商品房价格的变化除随机因素影响外,它的上升是不会以人的意志为转移的。第二,公布的商品房价格是一个笼统的平均数,它将商品房中各类住宅销售价格之间的差异抽象掉了,从而掩盖了不同物业之间的质的差别。第三,引起商品房价格上升既有供给方面的因素,又有需求方面的因素。文章最后提出了几点建议。

Abstract:We think that the study of the fluctuations of commercial house prices in China must be based upon theoretical analysis. In particular, we have to consider the law of demand and supply in the commercial house market.The government's policies, laws or regulations must abide with this law.Our main conclusions are as follows:First, whether the commercial house market is in equilibrium or not, the rise of commercial house price does not rely on anybody's will despite the influence of many random factors on (it.)Second,the announced price of commercial price is an average price, and it ignores the disparities between different selling prices of different types of houses and hides the fundamental differences between different housing services. Third, the rise of commercial house price is attributable to both the supply and demand sides.We conclude the paper by making several suggestions.
