运用完全信息和不完全信息动态博弈模型,对农地评估失灵影响下农户与金融机构之间的农地抵押借贷博弈进行分析。发展农地经营权抵押贷款有利于破解农业规模经营融资难题,但在农地评估价值虚高和农地价值波动预测失误的影响下,处置农地经营权抵押物不能完全补偿金融机构的不良贷款损失,会制约金融机构发展农地经营权抵押贷款业务和农户对农地经营权抵押贷款的有效需求。

Game in Farmland Mortgage under the Failure of Farmland Assessment

The paper conducts analysis of the game in farmland mortgage between peasant households and financial institutions under the failure of farmland assessment by the game model of complete and incomplete information.The mortgage of farmland can facilitate the financing of large-scale operation,but the false value and weak forecasting of fluctuation have negative influence which will chain both the institutions and peasants.Suggestions are made to improve the farmland assessment system.
