我国房地产企业融资问题及对策

摘    要:目前房地产企业在融资上出现了资金来源以货款为主、资本结构不合理、境外资金利用水平低、融资渠道拓展难等问题;上述问题的解决可以采用传统融资与创新融资两种方案来解决。传统融资方案可以采取预售房款、银行贷款、合作开发、股票融资、债券融资的方法;创新融资方案可以采取股权投资、信托计划融资、海外资金、担保公司、房地产投资信托、房地产资产证券化等方法。

Abstract:Currently,the real estate business enterprise appeared some problems,for example,the mode of financing gives first place to loan,capital structure is unreasonable,the offshore funds makes use of level low,the margin outlet expands difficult.Above-mentioned problems' resolving can adopt traditional and creative financing methods.The traditional financing project can adopt preselling,stock financing,bonds financing,bank loan,cooperation.The creative financing project can adopt share investment,trust financing,oversea funds,the guarantee company,real estate investment trust,real estate property stock.
