| 摘 要： | 目前中央及一些地方政府的一系列文件为农村宅基地置换城镇住房改革创造了良好的政策环境，本文认为农村宅基地置换城镇住房对于推进农民市民化进程、改善农民福祉、充分利用土地资源、促进地方经济发展都具有十分重要的意义。在详细分析国内外相关研究现状的基础上，评述了农村宅基地置换城镇住房改革研究的关注焦点与不足之处，并分析了农村宅基地置换城镇住房改革研究的发展动态。
