中国近代建筑在房地产业主导下的发展演变

20世纪20-30年代是中国近代建筑发展的黄金时代,并形成了第一次现代建筑高潮。这一时期历来是 近代建筑史学界研究的热点。但是,既有的研究局限于对建筑技术、建筑理论等建筑本体要素的研究,而建筑商品 化对建筑发展的巨大驱动作用往往被研究者所忽视。通过系统分析房地产业与中国近代建筑演变之间的关系,揭 示了资本主义市场经济在建筑技术进步和现代建筑风格兴起过程中的巨大作用;试图突破既有的研究范式,为中 国近代建筑历史研究提供新的视角和切入点。

Evolvement of Chinese Modern Architecture Led by Real Estate Industry

According to modern Chinese architectural history,in 1920s and 1930s, the golden ages modern Chinese architecture came to its first climax. This period has been the hotspots of the studies of Chinese modern architectural history; however the previous studies are always limited to the architectural noumenal elements such as its technology and theory, etc. The tremendous influence brought by the real estate industry in the first half of 20th century is usually neglected. This essay reveals the influence of the capitalistic market economy on the development of architectural technology and the evolve-ment of architectural styles through systematic analysis of the relationship between real estate industry and the development of architecture in 1920s and 1930s. The author intends to break through the former patterns and provides new insight into Chinese modern architectural history.
