对影响安徽城镇居民住房需求的因素进行了理论分析,对其影响程度作了基本判断,在此基础上进行了相关性检验。研究发现,近年来居民收入与城镇化率对住房需求的促进作用明显,对房价增长的预期也在一定程度上导致住房需求增加,而由于住房需求的刚性特点使得房价对住房需求的调节作用有限;同时,个人住房贷款利率水平的变化对住房需求的影响并未充分体现出来。在上述分析的基础上,提出了支持居民合理的住房需求的政策建议。
