摘    要:金融发展理论是研究如何建立有效的金融机构体系和金融政策组合来最大限度地促进经济增长的理论。结合20世纪70年代以来发展起来的以金融抑制、金融深化和金融约束理论为代表的金融发展理论和我国房地产金融体系的现状,可以发现我国现存的房地产金融体系存在着由金融抑制造成的体系不完备,单一银行体系支撑着中国整个房地产金融的问题。为此,我国应采取深化金融产权制度改革、完善金融监管以及培育和完善房地产金融品种和体系等举措促进我国房地产金融体系的完善。
