城市化与房地产开发的协同发展研究

在中国逐步推进城市化的进程中,房地产业的发展起到了重要的促进作用,城市化则持续担当着推动房地产业发展的基础性角色。本文通过分析当前我国房地产市场与城市化的关系后认为,城市发展需要各产业的协调发展,尤其需要与房地产开发的协同发展,当前我国房地产市场呈现出的过度繁荣态势对城市发展产生了一定的挤出效应,特别是一些一二线城市,成为抑制我国城市化的重要因素。对此,各方要采取有力措施调控房地产市场,实现房地产业与城市化的协同发展。

In China,the development of real estate industry has played an important role in the process of gradual urbanization.Meanwhile,the process of urbanization has promoted the development of real estate.By analyzing the relationship between the development of real estate industry and the process of urbanization,this article presents that the development of the urbanization needs the coordinate of all the industry,in particularly need the real estate industry development.At present the real estate industry market presented in the excessive thriving situation generate a certain extrusion for the development of the urbanization,specifically in some large cities,which become the important factor of suppressing our country urbanization.Therefore,everyone wants to take effective measures to adjust to control the market of the real estate industry and carries out the coordinating development of the real estate industry and urbanization.
