| 摘 要： | 开展住房抵押贷款证券化对于我国金融改革和经济社会可持续发展具有重要的现实意义和战略意义。本文分析了我国住宅市场发展的基本概况和核心问题，提出了我国构建住宅政策性金融体系的必要性。在此基础上，分析了我国开展住房抵押贷款证券化的需求和存在的障碍。

| Abstract: | Mortgage backed securitization has important practical significance and strategic significance for the financial reform and the sustainable development of economy and society in China. This paper analyzes the basic overview and core problem for the development of housing market, and proposes the necessity for building the financial system of housing policy. On this basis, we analyze the requirements and obstacles for carrying out mortgage backed securitization in our country. |
