| 摘 要： | 本文分析了影响商品住宅价格的若干市场供需因素和政策因素,并利用银川市1999～2009年间的样本数据建立了商品住宅价格影响因素的计量经济模型。模型结果显示,城镇居民收入水平、人口数量是影响银川市商品住宅价格的主要因素。基于此,本文认为近几年商品住宅价格的上涨有一定的必然性和合理性,但政府仍可以通过提高居民收入水平、控制合理的人口规模和继续加大有关民生的城市基础设施建设等措施来稳定商品住宅价格。

| Abstract: | Based on the data from 1999 -2009,the essay analyzes the elements of supply and requirement,the elements of policies that influence the price of commercial house,and constructs an econometric model for the price of commercial house for Yin-chuan. The model shows that urban resident income and population number are two important elements. The essay believes that the rise in price of commercial house in recent years is reasonable. The government can make the price stable through raising resident income,controlling population and improving urban infrastructure construction. |
