目前针对我国城市更新的财务分析方法研究较为滞后。基于地方政府的视角,结合现代会计准则,构建了具有中国城市化特色并且与城市用地空间紧密结合的城市更新财务模型。城市的居住用地、公共配套用地以及产业用地分别对应财务模型中的融资、资产和收入项。城市更新的目标是地方政府在城市投融资阶段结束后,以资产负债表为基础寻求运营阶段利润的最大化。在基准财务分析的基础上,通过放松假设前提,进一步将其应用于对城市更新典型模式的分析,解读不同模式的财务本质以及背后隐藏的财务风险。结合以上分析,从用地结构调整、开发模式选择、公共资产盘活、产业用地出让以及用途和产权变更五个方面提出进一步优化我国城市更新的规划策略和具体手段。  相似文献

A sample of 292 college students recalled a partner who had engaged in unwanted pursuit (46%) or recalled their most recent "normal" dating relationship. Subjects rated their own level of stalking victimization and rated the partner on a series of personality characteristics and social competence. Unwanted pursuers were perceived as less socially competent, more histrionic, more borderline, and less obsessive-compulsive, with discrimination of "normals" from unwanted pursuers of approximately 75% to 80% accuracy. These attributions also significantly predicted a continuous measure of unwanted pursuit victimization (R = .406). Implications for developing more precise and practical risk profiles of unwanted pursuers are discussed.  相似文献

Personality has often been conceptualized according to various psychological theories. More recent developments have included investigations of the genetics and neurobiology of personality traits and temperaments, the interactions between genes and environment in the expression of various behavioral traits and their role in the development of mental disorders, and the pharmacological treatment of personality disorders. This paper focuses on the role personality traits play in determining individual unemployment duration. We argue that a worker’s job search intensity is decisively driven by her personality traits, reflected in her propensity to motivate and control herself while searching for a job. Moreover, personality traits, in as far as they can be signaled to a potential employer, may also enhance the probability of receiving and accepting a job offer.For our econometric duration analysis, we use the well-accepted taxonomy “Big Five” to classify personality traits. Based on individual unemployment data taken from the German Socio-Economic Panel (SOEP) our empirical findings reveal that the personality traits Conscientiousness and Neuroticism have a strong impact on the instantaneous probability of finding a job, where the former has a positive effect and the latter has a negative effect. The direction of the effect on the subsequent employment duration is the opposite. We do not find any significant effects of the personality traits Extraversion and Agreeableness on the duration of unemployment. The personality trait Openness eases finding a job only for female unemployed workers and workers with migration background.  相似文献

In the last decade, the number of children and adults diagnosed learning disabled has increased. It is a diagnosis often determined and treated by either the medical or educational professions. In a significant number of cases, the identified learning problems may, in fact, be symptoms of a borderline personality syndrome. In those cases, appropriate treatment includes psychotherapy as well as educational supports. Why do apparently similar people have varied success in the labor market? While cognitive performance and educational attainment have been shown to be strong indicators of economic success, there remains a large portion of unexplained variance in earnings after controlling for the standard variables. This paper uses the National Longitudinal Survey of Young Women and women from the National Child Development Study to explore the value of incorporating psychological traits into wage determination models. This research finds that traits such as locus of control, aggression, and withdrawal are all statistically significant factors in the wage determination models of white women.  相似文献

We provide direct evidence on the relationship between social status and personality traits. Using survey data from the 2006–2012 waves of the US Health and Retirement Study, we show that self-perceived social status is associated with all the “Big Five” personality traits, after controlling for observable characteristics that arguably reflect one’s actual status. We also construct an objective status measure that in turn is associated with personality traits. Objectively measured status is positively but not highly correlated with its subjective counterpart. When incorporated in a regression specification, it still leaves room for significant correlations between personality traits and status perception: traits such as openness, conscientiousness and extraversion predict a higher self-positioning on the social ladder, while agreeableness and neuroticism predict a lower one.  相似文献
