Private space, shared space and private housing prices in Hong Kong: An exploratory study

This exploratory study examines the relationship between internal space, shared space and private housing prices. Housing floor area is an ambiguous concept in Hong Kong because it covers a possible exaggeration of the amount of ‘private space’ exclusively enjoyed by the owner and an unidentifiable portion of ‘public space’ shared with other owners within the development. Using hedonic pricing models, this study has found that different distributions between private and shared space command different values from the housing buyers. Shared communal space generally exerts a downward pressure on housing prices. The buyers are willing to pay more for the private space and some desirable forms of communal space. A higher willingness-to-pay for the desirable attributes such as clubhouse indicates that the Hong Kong people are increasingly concerned about the quality of living space in the built environment. This study suggests a need of further research into the exact measurement and the different forms of housing space rather than simply taking the stated floor space figures for granted.     

Strategies Used by Gay and Bisexual Young Men to Cope with Heterosexism

Although the pervasiveness of heterosexism in the lives of gay and bisexual youth is well established, little is known about the strategies these youth use to cope with stigma and discrimination based on their sexual minority status. In this qualitative study, the authors present findings and implications for clinical practice based on interviews with 43 gay and bisexual young men. Respondents' coping strategies are discussed in relation to current theory and research on coping with stigma, as well as the emerging field of emotion regulation. The narratives from the current study suggest that the emotion regulation paradigm is well suited to understanding the functions of strategies for coping with heterosexism and similar types of stigma.

An Industrial Ocean-Cargo Shipping Problem

This paper reports the modeling and solution of an industrial ocean-cargo shipping problem. The problem involves the delivery of bulk products from an overseas port to transshipment ports on the Atlantic Coast, and then over land to customers. The decisions made include the number and the size of ships to charter in each time period during the planning horizon, the number and location of transshipment ports to use, and transportation from ports to customers. The complexity of this problem is compounded by the cost structure, which includes fixed charges in both ship charters and port operations. Such a large scale, dynamic, and stochastic problem is reduced to a solvable stationary, deterministic, and cyclical model. The process of modeling the problem and the solution of the resultant mixed integer program are described in detail. Recommendations from this study have been implemented.
