Assisted homeownership, investment and their roles in private property price dynamics in Hong Kong

Hong Kong not only has one of the most institutionally-involved housing markets, but also one of the most developed stock markets in the world. In the meantime, the function of real estate has become increasingly important, yet increasingly vague at the same time. This paper attempts to explore the significant factors in the price adjustments of residential properties. It is found that while most market fundamentals are not significant in explaining property price movements, the roles of investment concerns and of government policy changes in assisted homeownership (HOS) are much more critical in this regard. On the one hand, real estate prices are driven more by investor demand, rather than by user demand; and residential properties are used to hedge against price risks in the stock market, instead of against inflation. On the other hand, while the upgrading hypothesis is confirmed in this study, the situation of Hong Kong turns out to be a bit different from the Singapore experience. As the production of HOS flats is suspended until further notice, the resale HOS market has managed to pull a fraction of homebuyers from the private sector. This particular finding shows that the government’s decision to suspend HOS flat production and sale in Fall 2002 has not accomplished what was intended to achieve. Instead, this leads to several implications, which are then discussed.     

Aggression exhibited by older dementia clients toward staff in Japanese long-term care

This study examined the experiences of staff members from seven Japanese hospitals who had been treated aggressively by older dementia clients. Altogether, 170 questionnaires were analyzed. In the past year, 75.3% and 63.5% of staff members had experienced physical and verbal aggression, respectively. Working numerous night shifts, working shifts other than 3-shifts, and being allotted assignments with clients who had a lower average level of physical capacity were the factors associated with recurrent client aggression. Those staff members who spent adequate time caring for their clients, who gained client consent before providing care, and who tried to build a trusting relationship with their clients were found to have experienced less aggression. Burnout, which is likely to enhance the risk of the staff mistreatment and neglect of older clients, was found to be higher among those who experienced aggression.

On the distribution of linear combinations of the components of a Dirichlet random vector

On making use of a result of Imhof, an integral representation of the distribution function of linear combinations of the components of a Dirichlet random vector is obtained. In fact, the distributions of several statistics such as Moran and Geary's indices, the Cliff‐Ord statistic for spatial correlation, the sample coefficient of determination, F‐ratios and the sample autocorrelation coefficient can be similarly determined. Linear combinations of the components of Dirichlet random vectors also turn out to be a key component in a decomposition of quadratic forms in spherically symmetric random vectors. An application involving the sample spectrum associated with series generated by ARMA processes is discussed.

企业和谐绩效及其评价指标体系研究

以往的企业绩效评价指标体系,主要表现为财务模式,以评价企业的经济效益为主,没有能够将经济效益和社会效益、生态效益有机地结合起来进行综合评价。随着科学发展观和建设和谐社会任务的提出,建立与之相适应的企业和谐绩效评价指标体系,就成为摆在我们面前亟待解决的课题。所谓和谐绩效是指在某一特定的发展时期和一定的战略目标下,企业服从与社会和谐主题、企业理性设计及环境诱导下的自主演化相结合的和谐管理的过程和结果。它是企业和谐管理水平及能力的体现。而企业和谐绩效评价指标体系则是运用定量和定性的方法,对一定时期内企业的经济行为、社会行为和社会责任等进行综合评判的指标体系,主要由经济绩效、生态绩效和社会绩效三方面指标所组成。     

A mixture model with Poisson and zero-truncated Poisson components to analyze road traffic accidents in Turkey

The analysis of traffic accident data is crucial to address numerous concerns, such as understanding contributing factors in an accident''s chain-of-events, identifying hotspots, and informing policy decisions about road safety management. The majority of statistical models employed for analyzing traffic accident data are logically count regression models (commonly Poisson regression) since a count – like the number of accidents – is used as the response. However, features of the observed data frequently do not make the Poisson distribution a tenable assumption. For example, observed data rarely demonstrate an equal mean and variance and often times possess excess zeros. Sometimes, data may have heterogeneous structure consisting of a mixture of populations, rather than a single population. In such data analyses, mixtures-of-Poisson-regression models can be used. In this study, the number of injuries resulting from casualties of traffic accidents registered by the General Directorate of Security (Turkey, 2005–2014) are modeled using a novel mixture distribution with two components: a Poisson and zero-truncated-Poisson distribution. Such a model differs from existing mixture models in literature where the components are either all Poisson distributions or all zero-truncated Poisson distributions. The proposed model is compared with the Poisson regression model via simulation and in the analysis of the traffic data.
