试论低碳房地产业的发展

分析了我国低碳房地产业的现状,对低碳理念在房地产业中的实践问题进行了具体剖析,从房地产开发的规划设计、开发建设、物业管理等三大环节入手,在借鉴外国低碳房地产发展经验的基础上,提出了符合我国国情的低碳房地产发展的相关措施。     

论我国古代土地所有权保护制度的特征

我国古代曾长期存在着土地国有与私有并存的状态,虽然土地所有权国有的制度始终未被彻底打破,但以土地为核心的物权法律关系仍在一定条件下得到了实现与发展.土地所有权向私有方向发展虽起起伏伏,但从未间断,并最终形成了更加明晰的土地私有权制度,构筑起了具有中国封建社会特色的以土地为核心的物权保护体系.在土地所有权国有与私有的长期斗争中,法律最终从注重土地所有权的确认转向了更加注重对土地使用收益权利的保护,并最终孕育和完善了封建社会的物权制度.     

Conditional failure occurrence rates for semi-Markov chains*

ABSTRACT

In the present paper, we aim at providing plug-in-type empirical estimators that enable us to quantify the contribution of each operational or/and non-functioning state to the failures of a system described by a semi-Markov model. In the discrete-time and finite state space semi-Markov framework, we study different conditional versions of an important reliability measure for random repairable systems, the failure occurrence rate, which is based on counting processes. The identification of potential failure contributors through the conditional counterparts of the failure occurrence rate is of paramount importance since it could lead to corrective actions that minimize the occurrence of the more important failure modes and therefore improve the reliability of the system. The aforementioned estimators are characterized by appealing asymptotic properties such as strong consistency and asymptotic normality. We further obtain detailed analytical expressions for the covariance matrices of the random vectors describing the conditional failure occurrence rates. As particular cases we present the failure occurrence rates for hidden (semi-) Markov models. We illustrate our results by means of a simulated study. Different applications are presented based on wind, earthquake and vibration data.

Assets and a wife's marital satisfaction in Korea

Assets have the potential to influence marital happiness and satisfaction. Using the two waves of the Korean Longitudinal Survey of Women & Families (KLoWF), this study examines the extent to which assets, debts (negative assets) and their changes are related to a wife's marital happiness and relation satisfaction with her husband, controlling for the socio-economic characteristics of the wife. This study found that financial assets, real assets and their changes have significant associations with a wife's marital happiness and relation satisfaction with her husband. Relatively, income was not strongly related to marital satisfaction. The findings of this study underscore the importance of assets for marital satisfaction.     

存货规模、房价波动与房地产开发企业风险————基于中国上市房地产开发企业的实证分析

当前住房价格波动背景下的房地产开发企业偿债能力风险水平的问题备受关注。在修正了预售和住房价格变动对存货公允价值影响后可以发现,在2006—2010年住房价格持续上涨的背景下,样本企业的长期偿债能力随着存货规模的扩大而得到增强,但同时也带来了企业短期偿债能力的潜在风险。2011年三季度以来,住房市场调控作用初步显现,住房价格进入下行区间,企业开始有针对性地减持存货,降低资产负债率,具备较强的长期偿债能力,但部分高存货企业仍然可能存在短期偿债能力不足的问题。因此,建议开发企业积极推动去库存化以降低短期偿债风险,同时金融机构和监管部门应密切关注这一潜在问题。     

Responsive expression in living bodies: The power of invisible ‘real presences’ within our everyday lives together

In the past, in our talk of meanings, we have been used to thinking of them as working in terms of inner mental representations, and to thinking of such representations as passive objects of thought requiring interpretation in terms of shared rules, conventions or principles if their meaning is to be understood. This view of communication and understanding as ‘information processing’ has been hegemonic in social theory now for quite some time. Here, however, this paper will explore an alternative to it: the realm of expressive-responsive bodily activities occurring spontaneously between people in their meetings with each other. The spontaneous understandings occurring in this sphere ‘pre-date’, so to speak, the more self-conscious understandings we have as autonomous individuals. In this realm, in such meetings, direct and immediate, non-interpretational physiognomic or gestural forms of understanding can occur. Indeed, central to activities occurring between us in this sphere, is the emergence of dynamically unfolding structures of activity – ‘real presences’ in Steiner’s terms – in which all involved participate in ‘shaping’, and to all involved must be responsive in giving shape to their own actions. It is the agentic influence of these invisible but nonetheless felt presences that is explored in the paper. Their influence can be felt as acting upon us in a way similar to the expressions of more visible, and authoritative beings – in that they can directly ‘call’ us into action, issue us with ‘action guiding advisories’ and judge our subsequent actions accordingly with their ‘facial’ expressions or ‘tones’ of voice. This paper will explore how this form of participatory thought and understanding can help us to understand the ‘inner’ nature of our social lives together and the part played by our expressive-responsive activities in their creation.     

Sociological Knowledge and Profit: Urban Redevelopment and Policy Ethics of Application

A private commercial real estate firm achieved racial integration in producing private middle-income housing for private capital gains purposes in a publicly espoused urban redevelopment project in Chicago in the 1950s and the 1960s. The effort included critical use of (1) market research (demographic data analysis considered in relation to race-based dominant dwelling types) and (2) sociological principles of white–black ratio tolerance. This paper describes the use of the data analysis and the application of the sociological principles to achieve the results in the face of a public policy ethical question. The urban context within which these efforts, accomplishments, and quandary took place and the central policy and development problems faced by the development firm in relation to these are outlined.     

Spiritual and Sexual Identity: Exploring Lesbian,Gay, and Bisexual Clients’ Perspectives of Counseling

ABSTRACT

Although religious and spiritual issues have emerged as areas of focus in counseling, very few scholars have explored the meaning and experiences of lesbian, gay, and bisexual (LGB) clients who addressed their sexual and religious/spiritual identities in counseling. Using consensual qualitative research (CQR; Hill, 2012), the current study explores the perspectives of 12 LGB persons who sought counseling that involved religious/spiritual concerns. Four themes in participant interviews are identified, including (a) self-acceptance, (b) goals of counseling, (c) identification with counselor, and (d) counseling environment and relationship. Implications of findings for the counseling field are discussed.
