城市化进程中农民工住房需求问题的研究——基于城市融入的视角

文章从农民工城市融入的视角研究如何解决城市化进程中农民工住房需求问题。英国、德国、新加坡在城市化进程的实践经验启示我们进城农民工的基本住房应该主要由政府提供。鉴于我国住房保障制度对进城农民工具有强烈的排斥性,文章建议改革我国现有的廉租房制度,将进城农民工纳入保障范围。对于可能出现的资金供给不足,可以通过加大财政投入以及制度创新来解决。

我国住房公积金制度的缺陷与对策研究——以住房公积金的劫“贫”济“富”现象为视角

住房公积金制度在我国住房分配制度的改革上起到了引导作用,但是,随着社会经济进一步发展,现有的住房公积金管理制度已经明显不适应目前形势的发展。2014年3月13日全国“两会”闭幕后,原本饱受争议的住房公积金制度再次引发公众的探讨,越来越多的公众质疑住房公积金的劫“贫”济“富”现象。通过深层次分析住房公积金制度劫“贫”济“富”的缘由,探索我国住房公积金的发展路径,提出确定合理的缴费率、扩大住房公积金的覆盖范围和多渠道实现公积金投资、合理利用住房公积金的增值收益等手段来完善我国的公积金制度,使其更加适应城镇化发展的要求,让住房公积金普惠于民。     

Job tenure as a moderator of stressor–strain relations: A comparison of experienced and new-start teachers

Abstract

Few studies have investigated the extent to which the effects of work stressors on strain change over the duration of employees’ job incumbencies. Drawing on Karasek's (1979) job demands-control-support model, the current study examined the moderating influence of job tenure (experienced versus novice worker status) on stressor-strain relations. Using a sample of 422 experienced and 248 beginning schoolteachers in Australia, job factors and job strain were assessed on two occasions, 8 months apart. Analyses revealed that the three job factors were each correlated with strain as predicted, although the (elusive) demands×control interaction effect was evidenced amongst “new-start” teachers only. The findings provide mixed support for Karasek's model, and draw attention to the need to consider the role of job tenure and career stage in studies of work stress, as work stressor-strain effects may be routinely underestimated in research that ignores these factors.     

An assessment of sustainable housing affordability using a multiple criteria decision making method

Housing affordability is a complex issue that must not only be assessed in terms economic viability. In order to increase quality of life and community sustainability the environmental and social sustainability of housing must also be taken into consideration.     

上海居民消费的财富效应研究

改革开放三十年来,我国居民生活水平大幅度提高,积累了大量的储蓄存款、住房资产等家庭财富.本文利用2005年1447户上海居民生活调查数据,分析了家庭资产对居民消费的"财富效应".研究发现:在非耐用品消费方面,储蓄和住房资产都存在显著的财富效应,两类资产每增加1%将使非耐用品消费支出分别增长0.04%-0.05%和0.05%-0.06%,住房资产的财富效应略高于储蓄资产.在耐用品消费方面,储蓄资产没有显著的财富效应,但住房资产对推动耐用品消费具有显著而巨大的财富效应,住房资产价值每上升1%将使家庭拥有耐用品的概率增加20%左右.在当前"拉动内需促增长"的形势下,我们尤其需要注意稳定房地产市场,发挥住房资产在促进消费中的"财富效应".

高校职工住房管理信息化的现状及对策研究

高校职工住房管理包括住房货币化补贴、住房租赁、住房维修、住房公积金、公房出售等几个方面。针对目前复杂的管理流程,借助计算机和网络通信技术,对住房管理工作进行业务流程再造,提出了基于混合模式（c／s,B／S相结合）的数据访问模型和基于IIS与SQL的角色访问控制模型。

Policy Implications from the Study of the Homeless

The article presents contemporary research results, reviews the case histories of selected homeless, discusses inferences deduced from participant observation, and delineates conclusions drawn from an analysis of intake data in facilities for the homeless. Although the problems described by individuals served by the three agencies have different manifestations, the root causes are similar. The data supports the conclusion that although substance abuse and mental illness are often associated with being homeless, they are not usually the principal cause. Clearly the root cause of homelessness is the critical lack of low-cost housing compounded by the inability to find a job. Several complicating factors that contribute to the growing problem of homelessness are also discussed within the context of the increasing importance of the effects of concentrated poverty and the social isolation of the poor. Policy options are outlined that are critical to developing an intelligent response to the problems of homelessness.
