Spatio-Temporal Modeling of Residential Sales Data

This article focuses on the location, time, and spatio-temporal components associated with suitably aggregated data to improve prediction of individual asset values. Such effects are introduced in the context of hierarchical models, which we find more natural than attempting to model covariance structure. Indeed, our cross-sectional database, a sample of 7,936 transactions for 49 subdivisions over a 10-year period in Baton Rouge, Louisiana, precludes covariance modeling. A wide range of models arises, each fitted using sampling-based methods because likelihood-based fitting may not be possible. Choosing among an array of nonnested models is carried out using a posterior predictive criterion. In addition, one year of data is held out for model validation. A thorough analysis of the data incorporating all of the aforementioned issues is presented.     

The natural index and the divisia index on the straight line as well as the divisia index on the exponential line

In earlier papers the Divisia index on the straight line was called natural index. Representing the index problem in the 2n-dimensional quantity-price-space, it is now proposed to call natural index the limit of stepwise products of Laspeyres' , Paasche's or Edgeworth-Marshall s indices, if the steps approximate the straight line between the base point and the observed point. The numerical results of successive finer approximations of the natural index are illustrated by some examples. As expected these approximations converge to the value of the Divisia index on the straight line. The same approximation procedure is applied to the Divisia index on the exponential line.

本文以中国135部门投入产出表为数据基础,应用投入产出价格影响模型测算了房地产价格变动对中国物价总水平和各部门产品价格的影响程度,分析了房地产价格上涨对中国经济的影响,并提出了相关政策和建议。

农产品的供给是有时令性的,这种时令性在目前生产条件下是由自然力和人力共同作用所形成的,由于供给的时令性,同种农产品的价格也存在时令性,这种时令性价格对社会总福利及生产者及消费者的利益均会产生相应的影响,通过对各方利益的影响分析,可以发现更好引导其发展的方向。     

唐代物价制定及其作用

在唐代,市估不但对官方行为具有强制性作用,是官方买卖、收付折算、平赃定罪、控制物价必须依据的价格标准;对一般民间(私人)交易也有着不同程度的约束(指导、调节)作用,且在有人请求、发生争执、立券公证等情况下也不排除依市估而定。笔者以为对唐代国家的物价管理政策及“官市依估,私但两和”的交易原则,不宜做绝对性理解。

上市公司股权结构实证分析

通过引入虚拟变量的方式,借助构造的线性模型,从公司治理结构出发对影响公司业绩的主要因素进行了论证。其主要论证结构:一是建立模型来验证公司治理结构与公司经营业绩之间的关系,借此来说明公司治理结构对公司经营业绩的影响;二是运用判别分析法建立公司治理结构好坏的判别模型,以便公司及时进行治理结构调整获得较大经济效益。

The Distribution of Species Numbers in a Controlled Environment

A model is proposed in which a population of projects is induced to distribute itself optimally over a number of modes (‘species’), consistently with resource constraints, by manipulation of a price vector. A control rule for the price vector is suggested which is shown by the use of a Liapunov function to achieve convergence to the optimum. For a stochastic version of the problem this Liapunov function has a distributional interpretation, leading to the conclusion that the numbers in the various surviving modes are distributed as independent gamma variables in an open model.
