Federal housing policy in the US across the postwar period supported the construction of new houses more than public provision or renovation of older structures as a means of ensuring a sufficient supply of quality dwellings. Understanding trends in new housing in particular is thus crucial to understanding the housing regime. Following Myers (Housing demography: Linking demographic structure and housing markets. University of Wisconsin Press, 1990; Housing Studies, 14, 473–490,1999), this paper conceptualizes historical change in the housing stock within a demographic framework as the movement of cohorts of households through cohorts of housing stock. Recent evidence suggests that a new cohort of houses arose in the 1980s and 1990s (larger with more amenities than past vintages), and that buyers of those new houses were increasingly affluent. In this paper, I link the succession to a new cohort of houses to household cohort succession and examine the increasing affluence of new house buyers by age and cohort, focusing especially on the entry of the Baby Boom generation exactly when the new cohort of houses arrived. I use US Census microdata for 1960–2000 to develop a cohort longitudinal dataset, and analyze historical change in stratification in new house ownership. I find significant shifts between cohorts in income inequality among new house buyers, with implications for the capacity of the housing regime to meet the future needs of an increasingly diverse population.

There are obvious reasons why residential construction should depend on the population’s age structure. We estimate this relation on Swedish time series data and Organization for Economic Cooperation and Development panel data. Large groups of young adults are associated with higher rates of residential construction, but there is also a significant negative effect from those above 75. Age effects on residential investment are robust and forecast well out-of-sample in contrast to the corresponding house price results. This may explain why the debate around house prices and demography has been rather inconclusive. Rapidly aging populations in the industrialized world makes the future look bleak for the construction industry.

In recent decades significant changes in Nepalese society have greatly contributed to the increase in age at marriage of girls in Nepal. Factors responsible for these changes include educational development, urbanization and development of mass communications. However, many parents still marry their daughters at very young ages and this practice is particularly prevalent in the Terai region. This paper examines several demographic data sets with a view to assessing their utility for understanding the determinants of early age of marriage of girls in the Terai. The Nepal Family Health Survey (1996), Nepal Demographic and Health Surveys (2001, 2006), the Nepal Adolescents and Young Adults Survey (1999) and the 2001 Population Census of Nepal describe changes in at marriage over time. Factors such as sex, religion, education, geographic region, place of residence (rural/urban), economic status of the household and of women, and occupation are included in these data sets. However, other factors such as age at menarche, dowry and cost of marriage and cross-border marriage migration, which have been found to affect the prevalence of the lower age at marriage of girls in the Terai region, have not been included in the existing demographic surveys. Findings from the current study suggest that these variables should be included in future demographic surveys.  相似文献

Social background has historically been recognized as a major factor influencing family behavior, though recent work has largely emphasized racial/ethnic influences. Here we use 1994 – 1995 and 2001 – 2002 Add Health data to examine the cohabitation, first marriage, and first birth experience of young women. In a multistate life table context, hypothetical cohorts specified in terms of race and mother’s education are followed, from age 11 to age 24, as they move through 6 family‐related statuses. The results indicate that, for both Black and White women, a higher level of maternal education is generally associated with less cohabitation, less marriage, fewer first births, and a higher percentage of women who experience none of those transitions before age 24. Racial and social background differences are conceptually and empirically distinct. Because mother’s education is associated with substantially different trajectories of early family behavior for both Blacks and Whites, we argue that social background merits increased attention in research on contemporary American family patterns.  相似文献

In this article, I propose a simple nonparametric method of estimating welfare measures with no structural assumptions on the demand system. The method is illustrated for both the single good and the multiple good case, using simulated data. Standard errors of the welfare changes are derived using standard bootstrap techniques. The compensating variation and deadweight loss resulting from a housing price increase is evaluated using Canadian mortgage data. The GAUSS coding, which is very short, is included.  相似文献

The outbreak of a highly communicable disease, SARS, in Asia in 2003 has revealed the health risk of living in a high-density environment. To show the important connection between human health and environmental quality, this study surveys the prevalence of sick building syndrome (SBS) among apartment residents and their evaluation of indoor environmental quality (IEQ). Based on a sample of 748 households living in Hong Kong, two interesting findings are revealed: (1) nasal discomfort was the commonest home-related SBS symptom despite the absence of any central ventilation system in apartment buildings; (2) noise, rather than ventilation, was the major IEQ problem perceived by residents. Our statistical analysis further showed that residents with SBS symptoms were less satisfied with their IEQ than those without. That is, despite a positive evaluation of specific IEQ criteria with respect to the building residents lived in, if they reported feeling SBS related symptoms, the overall IEQ evaluation of their building could still be negative. This perception bias gives rise to a sample selection problem in measuring perceived IEQ, which has implications on housing management practices and the formulation of a healthy housing policy.  相似文献
