中国大中城市地价对房价影响的实证研究

摘    要:随着中国市场经济的迅速发展,房地产行业已成为推动国民经济的重要力量,而近年来的高房价现象已引起了全社会的关注。笔者采用2000-2008年中国4个直辖市和西部大中城市为样本,基于Panel Data的无约束模型,并以重庆为例对比分析了地价对房价的影响。研究结果表明:从总体来看,地价对房价的影响具有一致性,但对各个城市而言,还存在着一定的差异。所以,应采取相应的措施以确保房地产市场健康和稳定地发展。
