摘    要:一、引言如何实现房地产市场有效供求均衡,维持房价稳定长期以来都是全社会所关注的热点问题。目前,我国房地产市场尚存在总量投资过度与结构性投资不足共存等多种矛盾,一方面导致了房价普遍大幅上涨,商品房空置面积不断扩大;而另一方面制约了众多潜在消费者有效需求的自由释放

Abstract:For a long time,in the development of real estate market of China there exists many(contradictions),which are the imbalance between effective supply and effective demand is one of the problems,which is concerned with all levels of governments and general inhabitants.This article is based on time series(data) from 1987 to 2004 and does a theoretical and empirical study on the degree of imbalance between effective supply and effective demand of real estate market of China initially.We find out that the problem of imbalance in real estate market of China is severe in certain period of time.With the process of the market economy and the development of economy,the state of imbalance between supply and demand will be better gradually.(Nevertheless),this problem appeared again in recent years.In order to achieve the long-run and healthy(development) of the real estate market and the better welfare of inhabitants,the government should regard(eliminating) the issue of imbalanced effective supply and effective demand of the real estate market as a basic(policy.)
