| 摘 要： | 物流用地成本是物流业固定成本中最重要的组成部分，物流用地的价格对物流业发展有重要的影响，通过分析物流用地价格的种类和成本组成，本文论述了物流用地价格对土地利用效率、对工商企业、物流企业用地决策及业务决策的影响，得出结论：较高的物流用地价格可以提高土地利用集约度和物流设施的技术水平，促进工商企业的物流外包。片面给予物流用地价格优惠并不能促进物流业良性循环，政府需要在土地利用集约度方面对物流用地加以监督管理。

| Abstract: | The cost of land is the most important part of the fixed assets in the logistics industry.So the price of logistics land has great influence on the logistics industry.This paper compared the composition of several types of logistics land price,and made detailed analysis on its effect for the industry,commerce,land agent,and logistics enterprises.It can conclude that only low land price policy could not make the logistics industry develop well but the government should supervise the intensive land usage. |
