摘    要:商业地产属于双边市场中的市场创造者,商业地产的双边市场特征可从需求和供给两方面来反映。通过平台竞争模型可以证明,在商业地产平台竞争中,商业地产开发商在制定价格分配机制和竞争策略时,应充分考虑商家和消费者之间产生的外部收益,并采用差异化策略以减少竞争,获得更多的利润。

Abstract:Commercial real estate is the market-maker in the two-sided markets.The two-sided markets characteristics of the commercial real estate can be reflected from both the needs and the supplies.By establishing a model of platform competition,the real estate merchants should think over the external profit between the merchants and the consumers in the platform competition of real estate.Moreover,the real estate merchants should take the strategy of diversity to avoid competition and get more profit.
