我国房地产市场波动状况分析

摘    要:选取房地产市场投资完成额、房地产开发量、房地产平均销售价格以及国房景气指数等指标,分析我国房地产市场波动情况。剖析其波动的主要原因有供求关系、金融危机、国家宏观调控和投机炒房。提出了适当加大土地、金融和税收政策调控力度,增加保障性住房供应,抑制投机需求等促进房地产市场稳定健康发展的建议。

Abstract:The paper selects investment in the real estate market, exploitation amount, real estate prices and national housing climate index to analyze the real estate market fluctuations in China. Then the article fur- ther analyzes that the main reasons of real estate fluctuation are supply and demand relation, financial cri- sis, national macro-control and speculative real estate. It puts forward several suggestions which are strengthening regulation and control, increasing the supply of indemnificatory housing and so on, to promote the healthy and stable development of the real estate market.
