成都市经济适用房存在的问题及对策

研究发现成都市经济适用房经过八年的发展虽取得了不小的绩效，解决了十万多人的住房问题，但仍存在诸如审批疏漏、位置偏远、价格偏高等问题。本文通过运用房地产相关知识及成本加成法等数学方法对成都市经济适用房现状加以了分析，并从政策、发展模式等多方面提出了建议，使成都市经济适用房需通过改善开发和供给模式，严格审批制度等途径，来实现成都市经济适用房制度的完善与发展，最终能真正有助于解决中低收入者的住房问题。

Countermeasures for Present Affordable Housing Development of Chengdu

The recent eight years has witnessed in the development of affordable housing of Chengdu both achievements in having met the housing needs of more than 100,000 people and problems such as oversight in approvals,farther locations and prices at the high side.This article,on the basis of analysis of the statue quo of affordable housing construction in Chengdu,offers several proposals relating to the policy and development modes of such so as to ensure a perfect development of Chengdu's affordable housing construction,to implement more strict approval procedures,and finally to facilitate solving the housing problem for the low-and-mid income families.
