摘    要:限购令出台,政府应该在经济规律指导下加强政策引导,规范市场主体行为,并且给消费者以合理预期;房地产企业可以在企业战略指导下,提高管理水平,风险意识,运用现代4Cs营销观念提升企业的营销水平。研究限购条件下消费者的非理性消费行为可以为政府宏观调控提供依据,为企业经营管理提供参考,同时也可以使消费者养成合理的消费习惯,提高消费者的生活水平。

Abstract:Under the context of the application of property purchasing limitations policy in the real estate industry, both gov ernments and enterprises should work together to solve the irrational consumption behavior in the real estate market. That is, the government should guide the consumer to set reasonable expectations and manipulate the behaviors of market players by strength ening policy guiding under the guidance of the economic law. And the real estate enterprise should develop 4Cs marketing con cept to balance the demand level. This research could provide some suggestion for the government's macro control policy and for business practice as well. In addition, it can also help consumers to cultivate reasonable consumption habit and improve their living standard.
