经济适用房供需非均衡分析

摘    要:文章首先分析了各种用途住宅的供需现状,以福建省为例分析了各种住宅的供需失衡,采用Granger因果关系检验了各用途住宅价格指数间的相关性,结果表明经济适用房的价格指数不能影响住宅整体价格指数,但住宅市场价格上涨的趋势却会带动经济适用房价格的上涨,经济适用房价格表现为结构性泡沫现象。最后运用联立方程模型分别对各用途住宅的供需现状进行实证分析,进一步表明经济适用房的供需非均衡。

Abstract:This paper firstly describes the current situation of housing supply and demand, taking Fujian province as an example to analyse the imbalance of supply and demand of all kinds of hous- ing, using the Granger causality test to check the correlation between the price index of the varie- ty housing. Results show that the price of economical housing index does not affect the overall price index, but the housing market price trend will lead to the rising of economical housing price. Economical housing price performes structural bubble. Finally, using the simultaneous equa- tions model, making empirical analysis of the current situation of supply and demand of all variety of housing,the paper furtherly shows the non-equilibrium of economical housing supply and demand.
