摘    要:在房地产行业中,由于特征价格法的定量分析能力较好,国际上应用较广。目前国内主要应用线性特征价格函数对住宅市场进行实证研究,其自变量之间存在一定相关性问题。基于线性Box-Cox特征模型变换的有效性和优越性,文中用主成分分析法对Box-Cox变换特征价格函数中的系数进行标准化处理,排除变量间的线性关系对特征价格模型所产生的误差。通过对西安市住宅市场实证研究,建立基于主成分分析的特征价格模型,用实际数据证明该方法的可行性。

Application of Housing Hedonic Price Model Based on Principal Component Analysis

Abstract:Because of its good quantitative analysis ability, the hedonic price model has already become a common international real estate evaluation method. Currently, the linear equation is mainly used in hedonic price model in domestic residence market, with certain relationship between its independent variables. Because of the linear Box-Cox hedonic model that is useful and superior, the paper suggests to apply principal component analysis to standardize the coefficients in the hedonic price function, excluding the error margin that the relativity of coefficients in Box-Cox hedonic price model produced. At the same time, the paper establishes hedonic price model based on principal component analysis to make an empirical study on the housing market in Xi'an, proving with the actual data that the method is applicable.
