透过马克思“地租”理论看我国房地产业

摘    要:城市化是工业化和商品经济发展的产物,集中体现了国家的综合国力、政府管理能力和国际竞争力。改革开放以来,我国房地产业也伴随着整个中国城市化进程持续发展,日益成为中国城市化进程中最重要、也最具研究价值的领域之一。但是,现行的土地出让制度已对我国房地产业乃至整个经济社会可持续发展提出了严峻挑战。本文运用马克思经典“地租”论,以我国现行的土地出让制度存在的弊端为切入点,探讨我国房地产业价格疯狂上涨的缘由,并针对该产业政策提出建议。

Research on Real Estate Industry Through Marxian Classic Theory of Rent

Abstract:Urbanization, as a result of the development of industry and commodity economy, embodies the overall national strength ,administrative capacity and international competitiveness. Real estate industry has been growing into one of the most valuable field attracting the focus of society with the development of urbanization since the Openness and Reform, but the actual system of land transferring has advanced uphill challenge to real estate industry, even to the sustainable development of economic society. Base on Marxian classic theory of rent, the paper analyzed defects of the system of land transferring breakthrough , explored the factors prompting the room rate wildly, and proposed suggestions to Real estate industry policy.
