南京市商品住宅价格空间分布研究

摘    要:近年来,房地产业迅猛发展,商品住宅价格问题已成为社会各界和学者们关注的焦点问题。利用南京市2012年在售普通商品住宅交易均价数据,运用趋势面分析方法对南京市商品住宅价格空间变化趋势进行分析,采用克里格插值方法对房价进行空间估计从而分析房价的空间分布特征。研究结果表明:南京市2012年开盘在售的商品住宅项目在空间上呈现出整体分散和相对集中的特点,商品住宅价格以主城区为中心向四周递减,且房价变化幅度的区域差异明显,主城区房价衰减较快,而南京市西部房价比东部衰减速度快。

Abstract:In recent years, with the booming of the real estate industry, commercial housing price has be- come the focus issue of both the society and scholars. With data of commercial housing price in Nanjing in 2012, the trend analysis is applied to examine the spatial variation trend of the commercial housing price in Nanjing, and Kriging method is adopted to estimate the local character and analyze spatial distribution characteristics of the housing price. The results show that the characteristics of the overall dispersion and relative centralization in space were present in commercial housing projects in Nanjing in 2012. And the price declined all the way from the center to the urban area. Moreover, obvious regional differences were noticed with the prices in the city proper declining quickly and housing prices in the west of the city declining faster than those in the east.
