走可持续发展的道路是房地产业发展的一个必然趋势,然而由于中国房地产市场发展不成熟、影响房地产业发展的制度安排不够合理、现阶段宏观调控政策存在偏差这三大问题的存在,中国房地产业仍然呈现出不可持续发展的现状。要解决这一问题,必须首先从内化外部性、建立规范市场、引导过度需求三个方面来利用市场力量推动房地产业的可持续发展;其次还要通过破除不合理的土地制度、加强城市规划的刚性约束、加大节能保护的政策激励这三种手段,利用制度力量推动房地产业的可持续发展。

Real Estate Industry: Macro-control and Sustainable Development in China

To maintain a sustainable development is a must for the real estate industry.At present,immature development,unreasonable policies and deviant macro-control policies are three main problems in China.To solve these problems,standard markets must be established and transitional needs must be guided in order to promote a sustainable development in the real estate industry.Moreover,the unreasonable land-use system must be overcome,the urban layout must be strictly controlled and the energy-saving policies must be vigorously encouraged.
