| 摘 要： | 我国的物业管理是随着房地产业的发展而产生的一套综合社区管理体系。物业管理作为一种市场化的社区管理模式，打破了传统计划经济体制下房产管理单位一直奉行的行政型、福利性、封闭式的房产管理模式。开放式的物业管理模式利用市场自身的力量和社区民主参与的形式，注重市场、政府、社区居民三方的有效合作。

| Abstract: | Property management in China came into being as part of community governance system along with China ＂s real estate development. China＇s property management, a market-oriented and open-end one, breaks away from old closed-in welfare one under the traditional planned economical system. The open-end property management mode pays special attentions to three-way cooperation among market, government and community residents. |
