地价理论对城市土地集约利用的应用分析

摘    要:随着城市化、工业化进程的加快,人地矛盾异常突出,土地集约利用成为必然。本文运用地价理论,分析了地价杠杆在城市土地经营中的作用,研究指出:土地价格对土地利用量的调节促进城市土地利用朝集约化方向发展,提高了土地利用率,城市土地经营主要应走内部挖潜的道路,避免因为地价过高而导致城市规模过度蔓延;地价对土地利用性质和利用强度的调节促进城市功能分区及土地资源的优化配置,是土地利用集约化、可持续化的延续。

Abstract:Along with the acceleration of urbanization and industrialization,the contradiction between land supply and demand will become more prominent.As a result,intensive exploitation of land will become inevitable.Based on land price theories,the function of price leverage in urban land management is analyzed.The results indicate that proper regulation of land price plays a great role in regulating land utilization amount,promotes its more intensive exploitation and increases land use efficiency.Therefore,urban land management should make greater efforts to tap its internal potentials and prevent excessive urban expansion caused by high land price.The regulatory function of land price for the nature and intensity of urban land utilization is the continuation of intensive and sustainable utilization of land,which may promote the optimized function division and allocation of urban land.
