我国住房抵押贷款工具的设计

摘    要:金融工具的多样化是创建完善的住房抵押贷款市场的基础。住房抵押贷款工具的设计是目前我国建立和完善住房抵押贷款市场的关键。住房抵押贷款工具的设计依赖于贷款期限、贷款利率、贷款成数和还款方式四大要素。其中还款方式的设计直接影响到居民家庭的购房能力。鉴于等比递增抵押贷款方式的不足之处 ,利用适用于发展中国家的双指数抵押贷款的原理 ,文章通过对传统的住房抵押贷款还款方式的分析 ,提出一个新型的住房抵押贷款还款方式。此模型遵循住房消费信贷理论 ,其主要适用对象定位在收入递增的中青年家庭

Abstract:The diversification of finance instruments is the basis of setting up a perfect market of housing mortgage loans, and the design of housing mortgage loan instruments is the key step at present, which depends on four factors: credit time limit, interest rate, credit ratio and the way of repaying a debt, of which the way of repaying a debt has a direct effect on families ability to buy houses. In terms of equilateral proportion graduated mortgage existing deficiency, using the principle of dual-indexed mortgage, a new way of repaying a debt is put forward which is following the theory of housing consumption credit, mainly suitable for middle aged and young families of increasing incomes.
