摘    要:中国房地产市场自20世纪80年代末起步以来得到了飞速的发展,与此同时房价也节节攀升,宏观经济基本面对房价的影响也引起了关注。为了证实房价与宏观经济基本面之间的关系,选用货币供应量M1,和人均国内生产总值作为宏观经济的代表变量,通过计量模型对宏观经济与房价的关系进行了实证研究,结果表明,经济基本面的持续繁荣对资产价格尤其是住房价格有积极的影响,货币供应量M1对房价的影响也非常显著,并据此提出完善我国房地产市场调控的政策建议。

Abstract:China’s real estate market has gone through a rapid development since the late 1980s,at the same time,house price has been rising fast.The fundamental influence of macroeconomy on house price has become a great concern.This paper uses per capita GDP and money supply(M1)as representatives of the macroeconomic variables to do econometric model empirical research into the relationships between macroeconomy and house price.The results show that the continued prosperity of the economic fundamentals has a positive impact on asset price,especially the house price,and that money supply(M1) impact on house price is also very significant.Accordingly,policy recommendations for China’s real estate market regulation are proposed.
